What we do here — and what we deliberately do not claim

Police verification of tenants is required of landlords across the Mumbai Metropolitan Region, and local police authorities issue orders periodically making it enforceable with a penalty. It is separate from registering your agreement, and doing one does not do the other.

What we do is prepare the verification form correctly, assemble the annexures the local police station actually asks for, and guide you through the submission — online where the portal supports it, in person where it does not.

What we do not do: influence, expedite or guarantee an outcome. The verification is decided by the police authority and the timeline sits with them. Anyone who promises you otherwise is selling you something they cannot deliver.

Police authorities across the Mumbai Metropolitan Region require landlords to submit tenant verification, and local orders under Section 144 of the Criminal Procedure Code have been issued periodically making non-compliance punishable. The precise position varies by commissionerate and changes over time — which is exactly why it is worth doing rather than gambling on it.
The immediate risk is a penalty on the landlord. The larger risk is what it looks like afterwards if the tenant turns out to be a problem — a landlord who never verified is in a materially worse position, both legally and practically.
In many jurisdictions yes, through the state police citizen portal. Coverage and behaviour of that portal varies. We will tell you which route applies to your police station rather than guessing.
That is genuinely up to the police authority. It commonly runs from a few days to a few weeks. We will not quote you a timeline we do not control.
The verification requirement is framed around residential tenants. For commercial premises the relevant checks are usually different — society NOC, permitted use, and the tenant's own registrations. Tell us the situation and we will point you at what actually applies.
